Timeline
Our build process has been systematised and simplified so that the entire project goes by efficiently. The process is as follows:
- Choose a standard home or a custom home design
- Create an account on the Inplex website
- Customise your floor plan
- Our project team produces the designs and drawings based on your requirements
- The fabrication work and sitework begins
- Your unique home will be installed and ready for you to move in
After the preliminary consultations with us, the design process will take about 8 weeks to complete. Then, the approval process may take up to 10 weeks long. Finally, the construction process will last anywhere between 13 to 18 months depending on project complexity.
This project duration includes pre-construction activities, like the mandatory surveys and authority submissions which are required to assess the site condition and gain approval from the authorities before any project can begin.

For customised homes, the cost will depend on your design and finishing specifications. Please email us at [email protected] for more information on the estimated costs to build with Inplex.
We currently have 3 packages for our 4 building types. For more information, kindly access this page on our website.

Our Design & Build Process
Inplex allows for changes to the final design as long as the pre-made components of your new home have not been built. Otherwise, you will have to bear the costs of these components, even if they are not utilised in the final build.
As a custom build expert, Inplex leverages our state-of-the-art Monomer Building System™ which was developed in house to extend design and build services for self-builders like you.
During the design phase, we use a 3D visualisation platform to ideate your dream home and how it may look like. This enables you to make better informed decisions and have a clearer picture of what to expect for the final product.
The building phase harnesses the power of Light Gauge Steel (LGS) to fabricate pre-made components that will make up your home, close to your site of choice. These modules are subsequently assembled on site to form the overall building structure of your new home.
The word “monomer” carries the Greek words “mono”, which means “one”, and “meros”, which signifies “part”.
Our Monomer Building System™ uses a modular process, which produces standardised parts of the structure in an off-site factory. We then assemble them together on site. This enables the customisation of buildings to any configuration, shape, or form. It also saves on time, labour, and materials.
Inplex homes are meticulously designed and conceptualised by our expert team of architectural designers, interior designers, and engineers. They are specialists in their respective fields of construction, architecture, engineering, modular manufacturing, technology, and design.
Inplex prides itself on utilising sustainable, and eco-friendly building materials to build homes that are uniquely yours.
We do not provide such services at the moment, however we can always advise you on the maximum build of the property based on the plot size you select. To get started, you may scour the internet or contact any real estate agents you may know.
Evidently, choosing a site for your project is your own decision at the end of the day. However, here are some fundamental basics you may want to consider:
- Cost
- Location
- Likelihood of getting permission for the build
- Site size and shape as per your needs
- Accessibility to electricity, water, and sewerage
- Ground conditions
- Accessibility for builders
- Proximity to shops and amenities
Of course! Our team of experts have decades of experience combined and are highly familiar with all the legal processes that go into the build. Be rest assured that we will handle this alongside you and guide you along the way prior to, during, and after the build.
Your build process may be affected by the following:
- Promptness of your instructions and decision-making process
- Promptness of your responses pertaining requests for information or approvals
- Changes to the approved design and selection of materials as well as finishes
- Promptness in payment of fees and progress claims
- Existing site conditions or services on site that could not be detected prior to the commencement of construction works
- Additional conditions imposed by the authorities peculiar to the site
- Adverse weather conditions during the site installation period
We will organise site visits upon the completion of major milestones throughout your build for your inspection. We do not require you to visit and do not encourage ad-hoc visits due to safety concerns.
Product Quality & Safety
Also known as cold-form steel or cold-rolled steel, LGS is a cold-formed material that is used similarly to a wood framed construction in principle. It is made from ultra-thin steel sheets that are formed into a “C” shape for enhanced strength. It is not bulky or heavy, and does not deteriorate. Due to its light mass, LGS makes any construction process more seamless and end products stronger. Other benefits of LGS is that it is anti-termite, anti-rot, and anti-warp. The patented coating on the steel also ensures long service life and ease of handling on site, resulting in faster installation and build.
Inplex stands by the use of LGS within our structural framework as it is far more superior when compared to RC. Not only is it extremely durable, weather, fire and corrosion resistant and cost effective, it also allows for quicker construction and is more sustainable, flexible, and adaptable.
At Inplex, we believe that modular builds will be the future of construction. There are numerous advantages to opting for a modular build instead of an onsite build, including:
- The ability to achieve maximum durability thanks to our stringent yet centralised quality control processes
- Having a dedicated team from under one roof collaborate internally, thus effectively lessens miscommunication that may occur when various trades work together onsite
- Eliminates time delays, often caused by weather conditions that slow down the building process
- More efficient and sustainable as it produces less construction waste while also providing greater energy efficiency
The LGS pre-made modules are fabricated locally in Singapore. We have a network of suppliers and depending on the timelines and availability, either of them will be assigned as your fabricator.
Safety on site is our number one priority, and so is the health and safety of all of our employees. We currently have zero demerit points with Singapore’s Ministry of Manpower.
Your New Inplex Home
The warranty coverage on your new home begins on the date of project completion and lasts for 12 months. During this time, Inplex will bear the cost for rectification work carried out to alleviate any defects reported by the client to Inplex under these conditions:
- All reports must be in writing and emailed to a dedicated email address for the project
- All reports must reach Inplex before the expiry date of the defects liability period (DLP)
- Defects caused by the client, his agents, representatives, and family members or those not related to the build will not be covered by Inplex
- Wear and tear, like hairline plaster cracks and natural material textures, are not considered as defects
We use steel for our structural framework, and steel is a durable material that can be recycled and reused without losing any of its qualities. Additionally, modular construction generates less waste since all the raw materials are used in the prefabrication process.
We strictly adhere to international building codes and regulations throughout the entire design and building specification processes to ensure the longevity of your new home. For homes built in Singapore, the minimum lifespan is 60 years.
